What is a bridging loan?
A bridging loan is short-term finance secured on property, used to complete a purchase or project before longer-term funding or a sale is in place. Terms run from 1 to 24 months, and interest is usually rolled up or retained so there are no monthly payments during the term. The loan is repaid in one go from an agreed exit, such as a sale or a refinance onto a commercial mortgage.
Common uses
- Buying commercial or mixed-use property at auction or against a tight deadline
- Light or heavy refurbishment before refinancing onto a term loan
- Chain breaks, where a purchase completes before a sale
- Releasing equity quickly for a business opportunity
- Bridging a portfolio landlord between acquisitions and a portfolio refinance
- Development exit, where a completed scheme is refinanced while units are sold
